You could be forgiven for thinking Brisbane’s property year was fairly ho-hum in 2015. While Sydney reached giddy growth heights, our river city flowed at a slow, yet steady, pace.

But amidst the broad-brush averages some Brisbane suburbs stood out above the city-wide and state-wide pack. Realestate.com.au has crunched the numbers to reveal the headline performers in each state.

Check out Queensland’s top #3 suburbs for median house price growth in 2015.

  1. Yeronga, Qld – $820,354 – 20.6%
  2. Lutwyche, Qld – $727,781 – 19.5%
  3. Marburg, Qld – $345,257 – 18.6%

You’ve got to be happy with 20% growth. But property owners in New South Wales and Victoria were the happiest of all, with suburbs in the southern states dominating the national list of top performers.

Realestate.com.au reports the following top #3 suburbs for median house price growth Australia-wide in 2015:

  1. St Kilda West, VIC– $2,104,041 – 48.9%
  2. Hillston, NSW – $182,432 – 48.5%
  3. Beaconsfield, NSW – $1,290,716 – 48%

But perhaps more importantly – what do the tea leaves predict for 2016 growth?

Domain.com.au has an interesting way of phrasing things when it forecasts a “bad hangover” for overheated southern markets in the year to come, while “the only way is up” for south-east Queensland.
