The biggest mismatch between seller and buyer price points is in Brisbane’s inner city areas, while the inner north suburbs are also breaking hearts.
“Suburbs in the SA3 Brisbane Inner region with this $800,000 price mismatch include Teneriffe, New Farm, Fortitude Valley, South Brisbane and West End,” reports Domain.
“Neighbouring prestige suburbs in the Inner City – North region, like Ascot, Hamilton, Grange and Clayfield aren’t far behind, with price gaps of around $700,000, further highlighting how out of sync inner-Brisbane’s high-end markets have become.”
Further afield, buyers searching for houses within 10km of the Brissie CBD were searching for properties at around $350,000 cheaper than the market had to offer.
Conversely, those seeking units or townhouses typically wanted to splash more cash than sellers were seeking, indicating an unmet demand for higher density living with a higher end finish.
Buyers searching 10km to 20km from the city had search budgets exceeding listing prices by up to $130,000.
Those seeking townhouses in the outer ring had search budgets up to $100,000 higher than the price guide for listed homes.
Domain chief of research and economics Dr Nicola Powell said the analysis gave a telling glimpse into “real demand versus real supply” as well as what’s missing from the market.
Here in the middle ring north you can find good diversity in housing stock. Gentrifying suburbs like Stafford and Chermside West offer a mix of post-war renovators and in-fill new-builds.
