Market wrap: What’s a block of land cost in Brissie?

Brissie land values are keeping pace with soaring house values according to recent data.

The average cost of a block of dirt in Brissie is now $1600 a square metre.

Just to the north in Moreton Bay land is much cheaper with an average cost of $1000 per square metre.

These figures show South East Queensland median lot prices hit a new high in December last year, reports realestate.com.au.

“Annual price growth in median price terms was 13 per cent in 2024, right in line with the annual change in established homes in Greater Brisbane of 12 per cent,” Olive Hume chief economist Matt Bell told realestate.com.au.

“The price in dollar per square metre terms has grown in line with median price rises as lot sizes sold across South East Queensland has remained relatively constant at 420 square metres since 2018.”

The data comes from the Core Logic and Housing Industry Association (HIA) 2025 Residential Land Report.

It shows that land price growth has outpaced the consumer price index and the cost of building materials.

For those wanting to buy land this year there are several options to consider.

Established middle ring suburbs can offer vacant land or new build opportunities where a developer has subdivided an older splitter block to accommodate two dwellings. Suburbs like Stafford, Wavell Heights and Chermside West are worth looking at for such opportunities, or older burbs like Zillmere and Deagon towards the bay.

You’ll find more new land developments typically in outer suburbs, particularly in the Moreton Bay area, but you can find new land releases in suburbs like Bridgeman Downs or Geebung, even Keperra. These may be smaller or boutique size estates with a smaller number of lots for sale. Try areas like Warner for larger land releases still within reach of the middle ring.
