Investors can sometimes get a bad rap in property news, copping the blame for pushing up prices and competing with first timers desperate to get into the market.

But investors can also play a role in easing housing affordability pressures.

We spotted one article recently which sang the praises of investors and urged their increasing return to the market.

“There’s good news on the housing front: investors are returning to the market, and they’re helping drive the kind of supply Australia urgently needs,” reports Property Update.

Just what type of supply is that? New builds.

Australian Bureau of Statistics data shows that investors made up 41 per cent of new homes financed for construction last year.

More new homes increases housing supply and helps balance demand pressures, stabilising prices.

“Investors are vital to the goal of increasing housing stock,” said HIA Chief Economist Tim Reardon.

This growth in investor lending shows confidence in both near term and long term housing market conditions.

Now of course, the drivers of affordability are more complicated than just one stat. But we thought investors might appreciate a positive shout-out.
