Market Update: Brissie rents hit record high

Brisbane’s median rental prices finished 2020 on a record high note with houses showing the sharpest annual growth in seven years and units now more expensive than Melbourne.

Houses saw a year-on-year increase of 3.7 per cent to a median of $425 and units saw an increase of 3.9 per cent to an increase of $400.

This means across Brisbane, median rents are up by $15 a week compared to December 2019. Meanwhile the vacancy rates are down by one percentage point over the past 12 months to a tight 1.9 per cent.

Brissie renters are, however, still enjoying more affordable rents compared to pricier capital cities.

Canberra was the nation’s most expensive capital city for houses, recording rents at $600 per week; and units at $495 per week. Sydney, Darwin and Hobart renters also paid more than Brissie tenants for houses and units, while Melbourne houses were more expensive.

The data was published this month by domain.com.au.

In other rental data published by rent.com.au we can see a ‘price per room’ rental average which it refers to as a measure of affordability.

Brisbane saw the greatest month-on-month increase in price per room at 2.8 per cent.

However our weekly median price per room of $180 placed us behind Sydney, Melbourne, Canberra and Hobart, showing Brissie is still offering good values for renters.
