But where can land lovers find this most precious of property prizes when it remains so scarce?
Of course you can head to the outer burbs, but if living an hour away from Brissie doesn’t float your boat, you might do well to focus your search for hidden treasure in the middle ring.
“The mid-ring suburbs of Banyo, Nudgee and Geebung are experiencing higher levels of land development activity than those addressed closer in as there’s more likelihood of demolishable or moveable post-war homes on large sites in these suburbs,” reports Herron Todd White.
“Here, creative approaches to land subdivision are becoming more common. Some developers are relocating pre-war homes to one side of a larger block to create vacant lots, while others are purchasing adjoining 600 square metre blocks and subdividing them into three 400 square metre allotments.”
Tracking further out, Taigum and Bracken Ridge are also worth exploring. Here you can find infill developments offering blocks ranging from a compact 350 square metres to 600 square metres.
“The scarcity of available land near the city, combined with the limited supply of newly constructed properties, is what’s prompting buyers to purchase here,” Herron Todd White says.
