Lifestyle TV shows and Instagram influencers are driving everyday Aussies to ditch cookie cutter McMansions in favour of putting their own unique stamp on their home design.

The good news is you can achieve a luxe look without a bottomless budget.

The secret is to focus on areas that make the maximum impact, according to GJ Gardener Homes Noosa franchise director Eddie Kimmerly.

“Everyone wants to add their own flavour to their home,” he said. “No one wants a cookie cutter,” he told realestate.com.au.

“If somebody’s on a tight budget, we really try to help them focus on the key hero items: the facade and the entry experience of our kitchen, living and dining,”

Other tips include injecting small but highly visible touches of high end materials rather than splashing out across large areas.

“It might be a feature stone cladding in a very strategic spot that doesn’t take up 20 square metres,” he said.

“It might be a strategic two square meters of stone. It gives that same impact.”

These tips apply whether you’re renovating or building from scratch. Reserving your budget for high impact spaces is a great way to get maximum value for minimal cost.

Budget tiles for the kitchen can be accented with a luxe splashback or feature benchtop.

Basic tiles for your bathroom can be taken to the next level with a fancy shower wall or basin cabinet.

There’s no need to pay top dollar when a reno design hack will deliver the same impact.
