Where to snag a champagne buy on a beer budget in Aspley and beyond

Median suburb prices are a pretty good indicator of what a typical home might cost, but they don’t tell you everything about a suburb.

Prices can vary dramatically depending on which part of a suburb you buy in and what type of property you buy.

Take New Farm for example, which has riverfront pockets where the median apartment price is a whopping $3 million. But a few streets back from the water, you’ll find a median unit value of $475,00.

This is one of the handy comparisons you can find in a realestate.com.au tool that shows you the priciest and cheapest pockets in Australian suburbs.

Take Aspley for example. The champagne price tags here can reach upwards of $1.5 million for large, brick houses towards the suburb boundaries with the Bridgeman Downs, McDowall and Chermside West.

But you can buy an Aspley address on a beer budget if you look towards the Zillmere side of Gympie Road where you can find houses closer to $1 million, and sometimes just under.

All up there is a huge $720,000 difference between the priciest and cheapest pockets.

Neighbouring Chermside West also has some large differences in prices with the top-notch houses selling for $1.5 million in the pocket bordering McDowall and Aspley, whereas cheaper homes, such as post-war doer-uppers and knocker-downers on Rode Road, can sell for closer to $1 million.

With a price differences of that magnitude you should expect a big difference in the type of house you can get. But if choice of suburb is more important to you than style of home, it can pay to do your homework on different price pockets.
