Topping the list of speed sales is Brendale, where units are selling in just 10 days, closely followed by Clayfield where units are taking just 12 days, reports news.com.au.
While Brendale and Clayfield are at different ends of the affordability spectrum when it comes to house prices, unit prices are a different ballgame.
Cheaper Clayfield units – think older style, six-pack style buildings with cosmetic reno potential – hover around the half a million dollar mark. Newer units in Brendale can have similar price tags, but bargain buys can still be found under a half a million.
While these two suburbs are seeing light speed sales, across Brisbane, pretty much any well priced properties are selling fast.
This is reflected in Brisbane’s median days on market of just 25 days for houses and 28 days for units. This compares to 42 days for both houses and unit nationally.
And in some suburbs, sale times have reduced dramatically, and affordability is a key driver once more. Zillmere has long been known as a budget friendly suburb. It’s seen a 31 day reduction in days on market for houses compared to a year ago. Albion units have seen sale times slashed by three weeks compared to August 2023.
“With housing affordability at a historical low, according to PropTrack’s recent Housing Affordability Report, it is no surprise that more affordable areas are in high demand,” reports news.com.au.
