Most undervalued suburb on the north side

A number crunching expert has named a suburb in Brisbane’s northern middle ring as the most undervalued in Brisbane.

Known for its village feel and city proximity, Nundah has been crowned the most undervalued burb in Brissie by the latest DSR+ analysis, reports realestate.com.au.

DSR stands for demand to supply ratio and the score can be used as a potential predictor of future capital growth.

While Nundah has taken the crown, suburbs across Brisbane’s middle ring remain in demand. This has held prices solid as supply has remained below long term averages.

The good news for buyers is that new listings in Brisbane are up 5 per cent year on year, according to the latest PropTrack data on realestate.com.au.

This is a sign that sellers are eager to cash in on Brisbane’s record-breaking property growth spurt.

Buyers looking for that Nundah village feeling should, of course, check out Nundah. But suburban village hubs of different shapes and sizes are scattered throughout the north side.

Stafford has some great village-feel pockets along the Stafford Road shopping and business precinct, thanks in part to its thriving café culture.

Aspley has a mega village feel in its commercial and retail precinct around the Hypermarket area.

For a thriving urban village it’s hard to go past the mega-village that is Chermside Westfield.

Smaller neighbourhood pockets can also surprise and delight, like the café and retail area around Zillmere train station.
