Market update: 1 in 5 Qld suburbs crack the million-dollar mark

by Dan D'Silva, Property Consultant 7 August 2024

Almost one in five Queensland suburbs have median values of $1 million and the number is growing.

New stats show 268 Queensland suburbs, or 18.6 per cent of all burbs statewide, are in the million-dollar club. Within the next year, that will rise to 305 suburb, or 22 per cent across the state, reports realestate.com.au.

That makes Queensland home to the second highest number of million-dollar burbs in the country, second only to Sydney where roughly half of all suburbs will cost you more than a mill.

So what do you get for $1 million in Brissie?

You can still buy into a middle ring suburb on a million-dollar budget. Median house prices in Chermside West for example are still in the mid to high $900,000s.

In Aspley median house prices are sitting bang on the million-dollar mark.

Albany Creek median house prices are below $1 million. Interestingly, in this ‘affordable’ suburb, there is also a growing number of new townhomes with prices pushing the million-dollar range.

If you want to spend well under a million and maybe even closer to half a million, units across the northside middle ring still offer great value, including the mini CBD of Chermside. And bargain house hunters should check out Deagon to get best bang for their buck.

Check out the suburbs set to join the million-dollar club in the next 12 months:

  • Birtinya, $972,500
  • Eatons Hill, $995,000
  • Moggill, $955,000
  • Middle Park, $960,000
  • Carseldine, $997,500
