Market update: Is winter the time to sell?

The shortest day of the year is now behind us which means summer is on the way, and for some it can’t come soon enough as Brisbane shivers through frosty mornings.

But for property owners thinking of selling, don’t let the winter months pass you by, is the advice from one analyst.

“During this time of year – the winter season – is when many vendors stop listing properties for sale, choosing to wait until the spring selling season,” writes PropTrack’s Cameron Kusher on realestate.com.au.

“If vendors hold off until spring, there is a possibility there will be significantly more stock available.”

So what?

Forecast price drops of between 7% and 10% this year haven’t eventuated, Kusher says, because there has been a very low volume of properties available for sale, coupled with a rebound in sales during the first half of the year.

If the seasonal spike in spring listings occurs again this year, buyers will have more negotiating power and sellers may need to adjust their asking price.

So while the winter freeze remains in Brisbane, sellers may find it the hottest time to sell.

“Some vendors are likely to recognise these conditions and consider bringing their selling intentions forward,” Kusher writes.

“Waiting may mean facing increased competition and the uncertainty that selling in spring could offer.”
