But first, a few caveats: these are broad brush averages, and prices can vary greatly depending on the square metreage, the site and the finish you’re after. The advertised billboard price you see often doesn’t include things like driveways and landscaping or carpets – unless it’s a ‘turnkey’ package, which means you buy it ready to move into. So, grab a coffee, reach for your calculator and enjoy crunching some numbers.
Estimated build costs:
- A budget-style, basic home: From $160,000 for a 3-bedroom home and from $190,000 for a 4-bedroom home. For a turnkey package, add approximately $18,000 to $20,000.
- A standard home: From $180,000 for a 3-bedroom home and from $200,000 for a 4-bedroom home. For a turnkey package, add approximately $20,000 to $22,000.
- A premium, higher end home: From $200,000 for a 3-bedroom home and from $220,000 for a 4-bedroom home. For a turnkey package, add approximately $22,000 to $25,000.
