#75 Bargain suburbs under $400,000

First timers and budget conscious are spoiled for choice in the greater Brisbane region with new figures showing 75 suburbs have a median house price of $400,000 or less – compared to just one suburb in the same price bracket in Sydney.

Most of Brisbane’s bargain suburbs are in the Moreton Bay, Logan and Ipswich local government areas.

Leichardt, in Ipswich, is Brisbane’s cheapest mainland suburb with a median house price of $238,000 reports realestate.com.au. If you don’t mind a boat commute then you’ll find the cheapest homes on Lamb and Russell islands.

But if growth potential is what you’re after then look to the north side where Terry Ryder of Hotspotting says the Morton Bay council area homes are ripe for growth because of the magic combination of affordability and infrastructure investment.

Earlier this year we shared this report on Moreton Bay burbs which had each sold more than 400 houses over the past 12 months. Three of those suburbs feature on this list of cheapies including Caboolture, Morayfield and Kallangur.

If you want to buy closer to Brisbane you’ll find Lawnton scrapes in at #75 while Ellen Grove is the only Brisbane City Council region on the list.

But what if you want to live right, smack bang in the heart of Brisbane for under $400,000? Well if you’re open to unit living you can have your cake and eat it too. That kind of budget will get an older style two-bedder in the blue-chip burb of Ascot or even a bolthole in the city centre. In fact Brisbane’s median unit price is under $400,000 so you can live just about anywhere.
